Guidelines will mandate extremely low population density in residential areas.  Lot sizes will range from two – to four – acres, with specific building envelopes identified for each lot to best position the homes to the topography.  Building heights and setbacks are controlled by the West Caicos Building Guideline Manual to preserve the feeling of open space on the island and assure continuity of the overall design concept.  Ninety percent of the island will remain undeveloped, to be forever protected as a nature preserve.

 

The Harbour Town will include clusters of nautically influenced buildings, placed close to the water’s edge and accessed by the walled, from street.  Three residential areas will accommodate large homes on estate-size lots, reflecting the lifestyle of the Caribbean plantation owner.  Sites for smaller homes and villas will be available in villages between the harbour and the estate homes. 

 

 

 

 

 

 

Environmental preservation will be a primary consideration and this commitment applies to the aesthetic as well as all physical aspects of development on the Isle of West Caicos.

 

            Landscaping will build on what is already there.  New paths will lead to secret places, gardens and spectacular views.  Visitors from generation long gone would smile with pleasure at how charming and even more beautiful the island will one day become.
